The owner really is a great guy. I moved out of the area a few months after they had opened, but before then I was eating there at least 3 times a week(I’m a bit of a donair addict, and it was literally less than 100 yards door to door from my place) at that time I was usually the only customer in the restaurant. A few months after moving away I was in the area and had a craving so I stopped by little Lebanon. It was pretty full but the owner immediately recognized me and jokingly said nice of me to stop by with a laugh. I said I was in the area and had been missing the place and he said they had been missing me as well and asked if I wanted my usual(he remembered my exact order) I said yes and explained to him that I hadn’t been in recently was because I just had my first child and moved into a bigger place that wasn’t in the area. He said since I just had a kid I would be getting upgraded to a large donair for free(I usually ordered the regular). I thanked him and waited for my donair to be ready. He handed me the donair at the till and said it was nice seeing me again and wished me a good day. I said I still haven’t paid for my donair and he said what do you mean I just told you that you were getting a large donair for free. I was kind of shocked and I offered to pay anyways because they were still such a new business but he said he wouldn’t take my money so I thanked him again, then when he went to get the next order and wasn’t looking I threw my $10 bill I was going to pay with into the tip jar.
I’ve moved even further away since then so I haven’t eaten there in years but I’m really happy he has managed to keep the place going for what must be coming up on 10 years now.

We've gone to Little Leb a handful of times. Should really make it more frequent. Alternate between there, Huong Viet, Sauce and Newcastle pub one would never go hungry or thirsty...you might look like Trump, but it would be worth it.
I've lived in the Shaganappi community since the late 90s. I would say there are more bottle pickers and such over the past few years but I haven't noticed more visible crime really. I'm definitely not nervous walking around at night or having Mrs Furnace coming home late on her own. I'm also not sure if you can attribute the more "seedy" activities solely to the train line as the economic downturn followed soon after and I'd say has a contributing factor. I would agree there are some sketchy characters at the Westbrook station and I can imagine the library does have issues. I also agree the old library was far superior.
As for the mall I don't think it's changed much in the almost 20 years I've been there. It's a standard grocery store on one end, department store on the other. In between are some useful stores and services. It isn't meant to be anything else. The addition of Marks and SportChek was welcome.
The area demographics have gone through some change over the years and the community development plans will bring more density which could bring additional problems and also opportunities. I think it's a tough area to beat though given the proximity to downtown and access to the necessities of life (like Vietnamese food).
It was affordable back when I first moved there and values have certainly increased. The population has turned over a bit since we first moved there and I've seen more families over the years. There is still a good population of retirees but the mix is maybe more balanced now and going more urban with the new condo developments around the edges.

Cassis/Velo, Toi Shan, whatever the Indian place down from Toi is named this month, Donegal’s. and branching out the Shaganappi Grocery Store has awesome produce and other stuff.

I never thought the area on 17th was bad. It's just that one area near the mall facing Bow Trail that seems to be seedy. Has it spread?

Man, the mention of all these restaurants in the Westbrook area makes me kick myself for not eating at these establishments more when I was living in the neighborhood. I forgot how great that area is and how concentrated it was with fantastic places to eat. Homeless population be damned.
