The article I had read when I posted specifically said houses. Then this morning I heard high density (condos). Either way, it's an estate area, so it's not really comparable to Millrise, which is much more mixed with estate homes, but more starter homes. If the City were to approve starter homes in an area like Shawnee, I'd be pretty sympathetic to the upset homeowners in the Shawnee area. Condos are a different story.

Is there an area structure plan for this development?

The plans are to have high density condos on the side closest to the c-train station, which is in the defined "transit development zone" according to the area structure plan. As you move further from the c-train station, the density decreases; from condos to townhomes to single family homes. Based on the land size and the proximity to the train station, the plan seems quite reasonable.
