No, you don't. But also don't be afraid to call a couple of them up for advice. Any time I've had a legal question I've had no trouble getting a lawyer to talk to me for a few minutes on the phone. They can tell you what to say, and what language to use. The other thing with using conventional methods (registered mail) and writting it down is that even if you are
just outside the bounds of the law, (as an example let's say you are supposed to give 45 days notice to pick up her stuff, and you give 30), at least you can show some good faith that you were trying to keep everything above board.
Also, if you do sell stuff keep a journal of what you sold, to whom, and for how much. If she ever takes you to court and sees you sold your best friend her PS3 for $10, they might find that even though you got $600 for her stuff, you still owe her money.
