Default WE LIST.COM (Any recent success stories or advice)

I'm sure alot of you are getting sick of real estate threads or financial threads but just thought I was ask the CP'ers if anyone has recently put up ads on welist.com and if you have had any success stories or advice from using welist.com, my mother lives in the North East and looking to sell her home to move into a 65+ condo or into High River, Okotoks, Strathmore (smaller hub). Any help or tips is greatly appreciated. Just trying to get a feel for this sort of stuff as it's new to us, my wife and I have been in a home for 10 years and my mom has been in hers since 1997.

My 2nd hand anicdotal advice is to use a realtor. People I know who have used welist ended up having the buyer want to get a discount on the house seeing as the seller didn't have to pay for a realtor.

As a buyer, I see no incentive for me to give up the right to use a realtor; unless it's going to save me some serious cash.

Agree with Ken, espescially in this market where it will be hard to sell. Even harder without a realtor.

disclaimer: I'm a licensed realtor, so I guess my opinion may be slightly biased

Fixed.

In this market, you'd be no further ahead than WeList if you don't do your homework when picking a Realtor.

Well, on second thought, even if you went with anyone on the neighborhood bus bench, at least you'd save yourself from getting scammed the $250 up front for a couple cardboard signs even if you don't sell...

With all due respect to Winsor and Troutman one of the better reasons to hire a realtor and a lawyer is to have a couple of deep pockets to sue if things take a left turn. Both must carry insurance and I think that is well worth it.

I tried using them in January of 08'. Had a couple of signed deals that never materialized (based on the sale of another home). Ended up listing with a realtor in July and sold the home to a couple who had seen and visited our home when it was on welist.com.

Kinda sucked, cause we ended up having to pay full commissions to a realtor who sold it to a couple that knew our home from our welist.com ad and had spoken to us in great detail in our home during an open house. So we ended up losing about $14,000 in realtor fees as a result.

But with the way this market is looking right now, I am just glad we sold when we did. I would probably not use welist.com in this market. Now is the time when realtors need to work to earn their commissions.

I sold my last house on Welist, got an offer in October of '07 and closed in January of '08. My price was very competitive, I reduced about 5% vs. my the last price I had with a realtor. I was getting some pretty incompetent service, and I got to the point where I didn't want to drag things out further as the Calgary bubble had just popped, and things were going to get worse from that point. I essentially knocked off what I was going to pay my realtor in commission, but still offered a full commission to a buyers realtor.

It is definitely easier to sell your place using welist in a sellers market. There's so much available on MLS right now, that most realtors who are working on behalf of buyers would probably avoid you like the plague. Why deal with a FSBO when you're going to get less hassle and guaranteed commision from a house listed on the mls.

In terms of doing a deal independently, it's pretty easy. If you're comfortable with negotiating, the paperwork and the conveyancing process with your lawyer is pretty standard. Previous posters do bring a up a good point with regards to using a realtor for insurance purposes, though. In hindsight, if I saw any potential issues with the house I sold down the road, I would consider a GOOD realtor. My place was fairly new and well constructed, I didn't forsee any issues.

But overall, I'd say you're in tough in this market. Unless your property is super attractive and dead cheap, you're going to need a realtor to pull in showings.

Very true. Hopefully the market being the way it is will filter out some of the crappy realtors who made money in a hot market without even providing quality service.
