This past August I tried to sell it myself without an agent, by having it placed on MLS for a flat fee. Well, the market slowed to a crawl, and the reality is, only a handful of townhouses sold in the inner city in October/November.

So, it seems to me, the only places that are going to sell are the ones being very aggressive with their price. I signed with a realtor, who sent me the listing prices of all inner city townhouses between 1100-1300 square feet.

After looking at those numbers, I came up with what I feel will be the most aggressively priced townhouse on the market, and will be listed at 78% of it's city assessed value, which is $410,500. (The next most aggressively priced townhouse is 85%, and most of them are around 90-92%).

I'm hoping this new price, combined with the pool table/home theater package, will attract a lot of buyers, most of whom are looking for that great bargain out there, and rightfully so.

I was using them as negotiating chips before, but now make me an offer and I'll include...

and remember, I can make a true FSBO deal (price flexibility!) because I paid a flat fee to be on MLS.

how is the traffic around there? Do you have troubles getting there at during rush hours? I always see the biggest line of cars on blackfoot in the afternoons. Does this cause you a problem?

Hi Salt Water Cowboy,

If you look at the map below, during rush hour you obviously get traffic on 9th Avenue, coming from downtown. It usually moves at a decent pace and pretty much every car is heading to 19th street so they can turn left and get to Deerfoot.

I know Blackfoot can be fairly slow going during rush hour, and if I'm coming that way, I usually turn off at Alyth road. The only time I'm coming home on Blackfoot during rush hour is when I go to the gym (Lindsay Park/Talisman Centre). If I do this, it probably takes about 15-20 minutes, as opposed to the 7 or 8 minutes it takes me when there's no traffic.

The other option that people sometimes forget about is that you can take Memorial out of downtown, and go across the Zoo bridge into Inglewood.

I really like this part of Inglewood because you're so isolated from the traffic. As you can see on the map there's nowhere for anyone to cut through, they'll either hit the river or the wildlands park/bird sanctuary. This area is extremely quiet and has very few cars. You'll only see traffic from people who live here. However, when you want access to Deerfoot, it's a simple matter of turning right on 19th street and driving across the river, very convenient.




Regarding the pets, I don't have any, but pets are allowed as long as they are under a certain weight, I think it's 30 or 40 pounds? Basically, no large dogs, just small to medium sized ones.

Many people in the complex have dogs, as Inglewood is probably one of the most dog friendly communities, especially in the inner city.

Or maybe you meant if only it *was* in the spring?

Hi T@T,

Yes, believe me, dropping $60 grand is not an easy pill to swallow. I felt it needed to be done though, my girlfriend and I have been waiting for over a year to move in together. We've been dating for 5 years, and she has a place to sell as well. The goal is to start shopping for a house together by spring. Ah, commitment.

I'll admit, I've only walked it a few times to the 'dome, when it's been nice out. I won't be trying it tonight though, that's for sure, supposed to get *very* cold tonight.

My realtor just called and told me that I received an offer today.

Not trying to apply any 'fake pressure' or anything, just the truth.

If anyone out there is kinda-sort-maybe considering taking a look, now would be the time.

Most people say 'It looks like a really nice place!' based on the pictures, and the ones that have taken a look say 'The pictures don't do it justice!'

It's a great place, and a great price, so any fence-sitters out there, give me a shout!

My roommates Dad just purchased this place. I witnessed it with my own eyes. Congrats on the sale and the place looks great. One question, is the projector HD?
