Nobody knows what the long term effect is going to be, but I'd suggest during the uncertainty period the government has standing offer to buy at pre-market value so no one is stuck unable to sell a home they had no idea was subject to this. Is that a dumb idea? I don't think there are that many homes in the area being addressed.

But the idea would be they would still have all or most of their value after everything is sorted. It's the uncertainty that is the issue, and that they are now pretty much locked into their homes until it is sorted.

That area includes the South Fraser marine terminal, Country Meadows golf course, and the entire Silver City riverport complex, including the hotels, rinks and movie theatres... More federal land than I thought, though.

The Silver City Riverport area isn't currently affected. It was part of the claim area (represented by the green outline), but only the black outlined area was granted Aboriginal title, with the rest being denied as part of the ruling. They're appealing it, so there is some uncertainty, but not really any more than there has been the last 13 or so year this case has been going on.

One thing that is important to understand with respect to Indigenous Land Claims in BC is that there were no treaties negotiated in 95% of BC. These decisions will have impact within that province, but should not change the agreement honored in Treaty 7 for example.
These are not snap decisions. They have been a long time coming and had several years to move into action. While settlement began in that part of the world 140 years ago, the majority of displacement occurred 80-100 years ago, and Indigenous peoples have only been offered full access to the legal system since 1951. It took them then 20 years for Calder v. British Columbia 1971 to acknowledged that Indigenous title was a legal right derived from Indigenous peoples’ historic occupation of territory. This isn't digging up bones that have been laid to rest. The corpse has hardly started to rot

Not only that but the settlements will be in the spirit of reconciliation. My guess of what happens
1) government settles residential home claims on behalf of home owners and eats the cost
2) for commercial and government land, annual ground rents should be payable to the native band in perpetuity. It's likely affected properties have their properties tax reduced to be kept whole after the new ground rents are applied. And everyone else's property taxes in Richmond will be increased to make up the difference.

The problem for federal Conservatives is that the Carney Liberals have moved into their traditional part of the spectrum. They can fight the Liberals for it, but then the PPC starts grabbing voters right of that, and they get annihilated in the vote splits on both sides. They created this huge contingent of perpetually aggrieved Canadians(Preston Manning's bread and butter) following the lead of America, and they'd be victim to it if they try anything different.
