Medicine Hat triple murder house for sale. Cheap.
Could you live in a place like this after what has happened? Just looking at the pictures of the bedroom and kitchen is kind of eerie.
Unlike some U.S. states, Canadian real estate agents are not required by guidelines to disclose a home's traumatic history.
Home sellers are instead expected to share details of violent crime or suicide just as they would for defects.

The Internet real estate listing for the slain Richardson family's former house on Cameron Road S.E. details one distinct feature about the home.
"This property was a scene of a violent crime in 2006," the listing reads in all capital letters. It is also says "sold as is where is."

At 240k....that house doesn't look like it's priced that much cheaper than anything else that looks to be comparable....If you could get it cheap enough to demolish it and build something else, than yeah I would consider it. But this is Canada....we have lots of land and I can find somewhere else a bit less eerie to live.

I wouldn't have an issue living there. It's not like the person that killed them would be hanging around all the time.
That being said - 240K for a house that's not even 1100 square feet? Is that normal, or around average, for that area? I about spit water out when I looked at that. 240K here would get someone a mansion.

On a related (not really) note: what is done with grow-op houses when they are discovered? How much renovation is done before being sold off?

I wouldn't have any problems living in a house like that. I am not superstitious and nor do I believe in ghosts or anything of that nature. Might be a problem for some people visiting I suppose.

Grow ops always have to be sold as "a former grow op" unless the house is torn down and rebuilt.
But I've seen houses on MLS that have not been touched yet- the owner just wants it off their hands. So the level they have been fixed up can be all or nothing, or anywhere in between.
As for this house, I can see them getting the right buyer at this price- somebody who is interested in a piece of history; or a group of neighbours who want to see the house torn down. A few months ago on Global they showed such neighbours wondering when the house would be demolished.

the one across the street from my house has basically been empty for 3 or 4 years. The guy who was busted for the grow op still owns it and still hasn't renovated enough to pass the clean air inspection. there's a notice on the window that it still isn't fit for people to live in. He must have done pretty well with the dope sales to be able to keep an empty house all these years.

I can't believe the price of houses in Alberta. My house in Edmonton is 1300 square feet and is now worth 450k. I was "lucky" to buy it when I did two years ago for 280k. Sad but true.
I was talking yesterday to the new Oilers assistant coach and he was in Houston last year. He said his home there was 300k and if he wanted to move into a similar home in Edmonton this year it would cost him a million.
Almost makes me want to move back to Winnipeg where I can live in a pretty decent home for a reasonable price.

I'm not sure about Medicine Hat, but in Calgary that would be a bargain.

The city has special requirements for grow-op houses. They are throughly checked over and lots is replaced. There is a whole section about grow-ops. It depends on the extent of damage done the house. The biggest cause of damage is the excess moisture caused by the grow-ops. Destroys drywall and potentially the structure.
There is a grow-op by my friends house and it has sat for probably a year. There was a dumpster outside for a while and there is stickers on the doors and windows warning people to stay out.

Houses under 1000 sq.ft are selling for more than $250,000 in Lethbridge... heck duplexes are selling for that price. Five years ago I bought my house for $110,000 and I'm selling it now for $275,000... unfortunately the house I am buying is $390 for 1350 sq.ft.

Lets put it this way: 600sqft condos in Calgary are starting in the $180-210 range.
This city, and the entire area, is growing much faster than builders can support. The rental vacancy rate is hovering just below 1%.

I remember going to Phoenix back in like 1998 when the Canadian dollar was in the tank, and seeing places for like 165 to 175 US there and thinking good god is that expensive....275k for these places...thats double what a house here costs. Today those places are now worth like 190 US and I think....cripes thats cheap, half of what a house is here. Amazing how a few years can change your perspective on things.
Still it looks like theres a lot of other comparable places in the Hat for 240 that I can avoid that one.

I don't know where you can find condos that cheap now. My place which is nowhere near downtown and is ~750 square feet is going for $250,000. The close to downtown, the crazier it gets for the most part.

Holy ... for $240 around here, one can get a 1400sqft condo in a brand new building that's right on the Mississippi River. Hardwood floors, private security, gated access, two garages for each unit. Man ... that kind of price is hard to grasp.

 Posted the 6 millionth post!
|
We paid almost a half-mil for an 1100 sq ft unit just in April, and we're expecting to actually lose money on it when we sell next year. It's almost downtown, is in an upscale condominium complex, and has a wealth of amenities, but even then we overpaid by so much that we're pretty sure it's peaked.
Good god, if I didn't have family help paying for this thing, I wouldn't consider living here. How anyone in their young 20's starting out in Calgary without financial help is beyond me, this city is ruled by the rich and the idiots who keep paying high prices for everything - which is basically all 1 million of us!

Looks like the prices shifted a bit on me: $179k for a 390sqft condo, the cheapest non-seniors place I could find:

Then there is this beaut: http://www.mls.ca/PropertyDetails.as...ertyID=6033490
$650 a month to rent the lot.

Did anyone else think of the Simpsons episode with the Murder House when they saw this thread?
