Tell me about Langdon.
The wife and I are playing with the idea of moving, and since we are both originally from smaller towns we thought Langdon may have what we are looking for while still being reasonable to get to work in town here.
Anyone live out there?
What is the good, the bad and the ugly about the area?
Is there still a curfew, or was that a temporary measure?

My grandfather lived out there for a few months. Not a bad little area, but it is growing like stink. The biggest problem, from my POV, is that the access into Calgary sucks. The E-W highway through Langdon turns into Glenmore Trail, which means a lot of truck traffic shortcuts from Hwy 1 south to that area to get to the industrial parks It gets especially bad, naturally, when you get to 84th Street. And it is all just a two lane road until you get past 84th. Alternatively, you can go north to Hwy 1, but good luck making that left turn onto the highway at times. Presumably, you can also head south and connect with the 22x.

I've looked at it, moreso in the past before houses went crazy priced.
My take is it appears that you get the same house for the money as you do in Calgary; just with twice the size of a lot. Now add in the commute and traffic factors that Snakeeye pointed out, and you have to ask yourself; is it all worth it?
And just to add to Snakeeye's assesment; Glenmore goes down to 2 lane west of 84th. I tried that intersection once, and it took me 10 minutes to get through in rush hour. It looks like they have started digging to widen it, but not sure of an estimated completion date.

Is it tied into the city sewer system? Or is it in a MD?
Property taxes...good or bad?
The prices as ken says look to be similar to what you get in Calgary...just get a bigger lot.

My wife and I went out and looked and there is a new golf course out there called Boulder Creek which has a brand new neighborhood to go along with it. I was really impressed with how nice those houses are going to be, with some of them being walkouts onto the golf course.

Yeah, but the lot size is a big thing. We're getting fed up with the issues with houses being packed so tightly together.
So getting into the city doesn't sound like the issue, it is getting back home during rush hour.

The lots out at the golf course are huge, perfect size IMO.
3 routes to Langdon sounds good to me - better than Deerfoot on most days I would guess.

A guy I work with downtown lives out there and loves it. He's from a smaller town originally, so he felt Langdon would suit his life better. He figures he gets downtown in 45 minutes, which is about the same commute as from Evergreen or any other deep south neighborhood.

I have sereral friends that live in langon.. they all seem to like it alot... They're all small town "FEEL".. kinda people so I imagin actually living out there actually feels like that for them.. .I know they do alot of commuting, but it don't seem to phase them much.. they still come to the city for swimming pools.. and movies, and groceries and the likes... Living out there successfully would prolly depend on where you worked in the city..

Keep in mind the distances. 22X is 8km away, and the Trans Canada is 6.5km away. It's not like these are close routes so if one is backlogged you can easily hit another.

Hey!!! I live in Langdon...
We built our home in Langdon in 1998. We absolutely love it.
Both myself and my wife grew up in Calgary. We were looking at the McKenzie towne area, but were very unimpressed with the postage stamp lots and overall congestion of the area.
Brand new k-8 school, which has been great for our young family. (one in school now, 2 more coming) Massive lots which actually leave you enough space to have a playset for the kids, some actual grass to toss a football or baseball around, etc.
Golf course set to open this summer. Many services still coming to the area. Apparently one of the grocery giants has purchased a parcel of land to put up a bigger store in the next couple of years.
I work downtown, and the commute takes me the same amount of time as my friends in Mckenzie area. I just dont sit idling in rush hour traffic on deerfoot everyday. Great access into each zone of the city... 22x if we want to go south, Glenmore if we want to go central, 16th avenue if we want to head north.
I would highly recommend anyone who is considering relocating or building to give it a look. You wont be disappointed.

No, it is not tied into the city sewer. It is part of the MD of Rockyview. Langdon has its own sewer system and a new water treatment facility.
Property taxes are a bit lower than the city.

Excellent!
How about other services - regular pick up or drop off at a dump?
How about internet connections - Dial-up, DSL or Shaw?
Did the curfew help in the vandalism problem?
Is there a local paper?
Minor sports? I didn't notice an arena, is there one?
Boulder Creek looked nice. Another area said they were fully sold but a few new sections were going to be opened up. Do you know anything about where they are?
Is there any discussion on limiting the rate of growth (so it doesn't overwhelm sewage & water treatment)?

I would agree that Glenmore Eastbound can be ugly at 4pm as the foothills industrial area is clearing out, however that will hopefully be addressed soon as they are going to have that twinned/widened shortly.
Actually access from Langdon is one of its strong points. 22x to the south, Glenmore to go central, 16th Ave for north.
Driving times to hit the city are approx......
from Langdon to Calgary...
Via 22x - 20 minutes
Via Glenmore Tr. - 11 minutes
Via 16th Ave (Hwy 1) - 18 minutes
I really dont see any major access issues from Langdon. In the 9 years I have lived in Langdon I have never found myself caught without options should there be a delay on one of the routes.
Oh, one other note, they are just starting to build an overpass at the Hwy 1 turnoff to Langdon, so that will make things a little speedier too.

no word of a lie it used to be a very large swinging community. Swinging as in wife-swapping. There are a lot of singles out there now. I have some good friends who have been out there ten years now and said they couldn't believe some of the things they had seen. I don't believe it is as bad as it once was. It happens everywhere but it used to be very up front a few years ago. I know two couples that still reside there and they like it a lot.

You can also take 114 ave to Langdon as well....I work on 114 and it's paved all the way out.
Not a lot of people know about that either.

-Regular garbage pickup every Thursday morning.
-Internet connections... High speed via (Cable) Platinum communications (Wireless) Fatbanana broadband. I am with Platinum.
-I am not sure if the curfew is still in effect. I believe the vandalism problem was more prevelant a few years ago partly due to a lack of things for youth to do. This has been improved. I have not heard of any further vandalism issues. I did not personally experience any problems. Just regular park graffitti, etc was what I was aware of.
-There is a regular community newsletter every month which is pretty good at keeping people up to date with area news, etc. The Herald and Sun have home delivery available too.
-Minor sports... Soccer, baseball, hockey. Hockey is played at the Indus arena which is just shy of a 10 minute drive away. Apparently there is grant money from the province to build a recreation facility in Langdon, but it has not been decided whether they want to build an arena or a pool. Indus is likely going to twin their arena so Langdon may continue to use that facility and build something else.
-Boulder creek does look nice. Hey, groundskeeper jobs for the teens!! lol. Langdon Crossings West is just finishing their last phase. However Qualico has purchased a parcel of land on the West side of that which will apparently be ready for building in about a year. There is also discussion that Greencor may continue south of the crossings area it is currently building in as well. I have seen a couple of conceptual development plans as we are building in the Crossings west fairly soon. It looks pretty nice.
I have also noticed a sign advertising Langdon East Estates. Not sure which developer is putting that together but I have seen a lot of heavy equipment activity on the land bordering the homes on the Eastern side of the community.
-I am not sure about growth plans. I have heard some projected population numbers bandied about, but wouldnt accept them as gospel. I do know that the sewage and water treatment facilities were upgraded and built for future growth though.

At the local ball diamond in Langdon, some kids like to snare gophers with string and then beat them to death by whipping them over and over on the ground.
Of course, that's probably true in any prairie town.
That's all I know about Langdon other than its flat as a board.
