If your property went up by more than 43% then you will be paying more taxes.

Mine went up 80 as well. The way my Dad explained assesments to me was: if the assesments reflected the real market value, everyone would complain and fight their assesment, creating a huge backlog. So, the city tries to stay a few years behind market value, to create a buffer in times like these. How much of a buffer? I don't know, but the appraisal I had done in january is an additional 80 higher than my assesment.

That said, anyone that wants to sell their house,to me, for their assesed value, PM me. lol

Mine went up by 80k as well. I live up in the hood, and I imagine there are going to be some people having trouble paying their property taxes this year...

Just to be clear... just because your assessed property value goes up, this doesn't mean your taxes go up. Your taxes will only go up if your property value assessment goes up by more than 43%.

If your assessment went up by less than 40%, your taxes may actually go down.

Anyone know if there is a site to see last years assesment. I just moved into my place in July so I am not sure what it was assesed at then. I supposed I could try to check the property tax form if no one knows of it.

Also, I love how the condo unit across the hall from me, which is the exact same size is said to be worth 26k more than mine - and I am the one with the view of downtown and the mountains - sweet.

Mine went up by 70%. I will be appealing. We have the cheapeast house in the neighbourhood, but they keep reassessing us at the neighbourhood average. (Happened to us last year as well.) I'm beginning to believe that it's NOT a good thing to be the cheapest home in an expensive neighbourhood. Everyone else on our street only went up by about 40%.

Anyone know what the new, 2007, tax rate is? I can't seem to find it. They show the 2006 rate as somewhere around .007. I would expect this years rate to be much lower.

I'm going to get a HELOC based on that assessment fo sho.

Just imagine.....I could buy almost 400 grand worth of lottery tickets! Sweeeet!


I tell ya what though. Getting kicked in the nads like this makes me even more tempted to get he hell outta this city.

And fotze: You laugh now, but you're gonna be my neighbour pretty soon! We'll be slinging crack out the back alley together to pay off our taxes.
