Default New / First Home Rebates???

Does Alberta have a new home rebate plan for when you get your first home? My sister is in NS and she's getting a few thousand dollars back for a place she just had built.

Sounds like the Federal new home GST rebate. You get that when you have a home built or substantially renovate a home (and that has to be along the lines of gutting the structure - not a new bathroom in the basement). Generally the rebate is figured into the cost of the home.

Also if you use energy saving and water saving appliances, you'll get a rebate for those too... not that I know how or by who as I've never done it, just that I know it's done.

When I was getting a house built, the builder charged me 4.48% GST (or something like that) and I signed a form saying that I wanted the rebate to go to the builder.

But it is possible that different provinces have different things. IIRC Manitoba has it so that the interest on your mortgage is provincial tax deductable.

It's important to add into this that any new home being built has to be below a ceratin amount 350k I think to maximize your rebate. We just signed the contract on our new house and trying to keep it below 350 but just couldn't do it all-in-all it would have saved us about 500 bucks or so so not really a biggy. In terms of rebates for energy saving, etc. if your house is "built-green" there are certain rebates you can qualify for but generally the rebates are saved for upgrading furnaces, ect.
