I'm just trying to fathom who they mean to keep out. Are there scores of people trying to enter random cul-de-sacs to cause trouble that I don't know about?

Just throwing up a gate as marketing tool as to a feeling of exclusivity moreso than any safety issues. Though, exclusivity would be better served by putting only 10-12 lots on that island instead of 22 and charging a higher price for having a larger lot then a lake side house on the "mainland".
The closest island lot, looks like about 100 ft or less from the closest normal lake lot..in winter, that's a pretty easy walk across the ice, or a quick swim if you were really hell bent on getting to the island if you had questionable intentions.
I can only think of one other gated community off the top of my head in Calgary...on Elbow Dr, on west side, near 58th Ave, by the Calgary G&CC, those I believe those are attached homes, maybe even "Mature living".

How do these gated communities as well as those elsewhere work in terms of tax payer dollars going for infrastructure and services in these communities? I somewhat have a problem with city dollars paying for infrastructure and services in the community but city residents don't have ability to access those roadways.

The development will likely be structured as a bare land condo with the roadway being common property split between the homeowners. Upkeep would be their responsibility and not the City's.

That sounds awesome...I'd live there. Hopefully there would be super strict community standards that would force people to maintain their properties to a really high standard. Out of my price range, though, but a cool idea.

LOL. As much as Hopewell will try and spin this, there isn't going to be any prestige in saying you live in "Mahogany" vs Elbow Park / Mt Royal. That ain't impressing anyone at a party of the city's elite.
Besides, from what I can see, for the homes facing the "mainland" in summer / winter you're going to have people paddling/skating by your place during the day and looking in your windows. The lake is not a moat filled with crocodiles.
