Default New Build - Secondary Suite?

This is more of a curiousity type of question.

Do any companies build a separate secondary suite for a new home build if there is enough room on your lot?

I was thinking about building in Panatella area and having a suite for family/rental income that is separate from the house. Looking at 18-2000 sq ft house w/ a suite.

Anyone know? I will likely go around and ask but was curious if anyone has done this.

Make sure and ask about zoning too, for a basement suite to be legal the zoning has to be correct, I assume that would be the case for something like this as well.

Thanks I will take a look but I was hoping the builder would be taking care of that as I will be paying them for the whole process.

Thanks, I've been searching around and saw past grants that were available...too bad they don't offer them anymore. Thanks again for the info.
Cedarglen and Jayman used to build MIL suites above garages in mckenzie towne.

We built with Cedarglen but decided to contract the suite ourselves due to the builder's costs and lack of customization. We did pay to have them run our utilities to the back of our home in order to ease our construction.

There is this type of option (last picture) but was looking more towards one w/o the garage as I'd be looking to have an attached garage at the front of the house. I guess two garages would never be a bad thing though?

I'm no expert but doesn't the zoning have to be at least R2 for this to be possible?

You should probably check in to the city zoning regulations - I've never seen one built on lot with both a front and rear garage.

It ended up being contracted by a family member (our neighbour) who pieced it together with a bunch of tradespeople they were familiar with. We effectively built two suites adjacent to each other and then split the costs.

You could drive through mckenzie towne to see many styles and examples... it has more of these suites than any other neighbourhood I'm familiar with.

You are correct! Stop being so bashful and just admit that you are an expert! You can petition the city to have it changed if the zoning currently is not but I believe it costs 5k for the application and isn't guaranteed to be approved.

I know Albi has a new build in Riverstone of Cranston that has a separate suite for the owners parents, but it is attached to the house, above the garage. They weren't able to put an oven in it apparently though, just a hotplate, and not sure about the rules if they are allowed to rent it out in the future or not.

If you are RC1 zoned, you will need to apply for rezoning. Being a brand new area, I cannot imagine the developer (GenStar) allowing this to happen, and I believe they hold the trump card, or at least the first chance to say no, over the city.
New build areas such as McKenzie Towne and Garrison (when they were new), and now Currie Barracks, have legal secondary garage suites as part of the communities master plan. This is the only reason they are allowed in these areas.

*I am mainly speaking about separate suites. You could have your builder rough in or probably even complete a basement suite fully contained within the dwelling. This would make it an illegal secondary suite, but nobody really cares about that.

Nope, it can happen in R1s or R1n.

For the full list of requirements, read the land Use Bylaw sections.

In the city's eyes that is not a secondary suite since they are not allowed to have a range. It would be an illegal rental suite if rented.

Excel homes builds houses with legal secondary suites down in Walden. Not sure about other areas though

At one point Mckenzie towne was the only hood in the city that allowed suites above the garage.

That may have changed.

I know one of our former clients at work had some units/townhomes in Currie Barracks that also had above garage suites. Can't speak to the zoning/laws around it, I just know we were marketing new builds with these secondary "in-law suites" above the garage last year.

several builders do this in Skyview ranch

dont understand why the hell youd wanna live in that community though

I have actually seen this in Panatella as well.

I do pre occupancy furnace work in 5 different builders within that area
