We went to see a house for rent on Tuesday evening. She gave us an application to fill out. I emailed it to her Wednesday around noon. Did not hear anything from her so sent a little email on Thursday just inquiring if she received it and approximately when she hopes to make her decision incase we need to start looking elsewhere. It's now Friday at 2pm and still heard nothing from her. I know that she's moving into her new house in about 2 weeks but when we were there nothing was packed yet. The house would be available as of July 1. Prior to us going to see the place she usually responded to my questions within 24 hrs. I don't think she'd be just ignoring us. We're a mature, professional, clean couple who makes good money. How long should we wait before giving her a call to see what the status of things are???
We don't want to seem to pushy but at the same time would like to know what's happening so we can start packing or start looking for a different place.

Just remember that this could be a sign of things to come. If she's reluctant to respond in a timely manner when she should supposedly be desperate to fill a place, what's her response time gonna be like when you need her to deal with a problem?
I'd be wary of renting her place.

Just my two cents, but could the lady be verifying your references?
It might be taking her a while to receive responses from people.
Either way, I imagine an update email from her wouldn't be too much trouble.

Possible she could be checking the references. But I would think it'd wouldn't be too much trouble for her to email me after I tried to confirm she got our application I emailed to her the day before. We absolutely love everything about the house and the location so we're a bit anxious to hear something.

Sounds like you're holding up your end of the aggreement.
I can't even start to imagine wanting something so badly only to be waiting for their response to see if you get it or not. (Waiting for a jersey to be crested just isn't the same is it?)
I'd suggest calling her directly tommorrow morning to check up on things.
I'm going to go on a limb and remind you that although you really like the place, you're still paying 'rent' which helps pay her mortgage payments. I'm a landlord myself, and I try not to make my tenants wait, that is why I try to treat my tenants well. But then again, that is just me; if a landlord isn't able to perform in the beggining of the relationship, what will happen during the lease period when something serious could surface?
Keep us posted on the happenings.

After being in a cramped 1 bedroom apartment the last couple months in a bad part of town, and being declined for a mortgage because my fiancee is considered self employed and the banks won't even look at us despite us making good money, having our downpayment and with excellent credit.
You'd be surprised how bad we want this.

Good idea. Assumables are an option or you can even look into rent to own's. Although sometimes you end up paying a premium for those.
I am surprised you can't qualify for a mortgage. Have you tried a number of different mortgage brokers? I know a few good ones if you want to give them a try. They are very good at getting questionable applications approved.

The areas we've been looking at are just being built up and there doesn't seem to be many assumable mortgages. We tried a few different brokers and they all say the same thing.... credit is great, make good money, but our lendors have an issue with the contract/self employment stuff.
As for the rental. Still have not heard anything. We left a voice mail for her on Saturday morning and she has not called back. I checked with my manager and she hasn't called her yet to verify stuff. So maybe she's ignoring us. We've pretty much given up on that house now and aren't holding out hope that she'll call.

Two of the things I'm a little concerned about are that now she has some of our personal info, and also, it says on the application that it is a legally binding document and to consult legal advice if it's not understood. I wonder what it means by legally binding? I don't want her to come to us in a month or two and say we're responsible for the rent when she has been completely ignoring us. I kept my emails to her though and I have still not gotten a response.
On a side note, found another house in the area that we really like. Will be setting up an appointment soon to go see it.

I wouldn't be too worried about the legally binding. I'm sure it's more of a "To the best of my knowledge the information on this is correct, and the landlord has the right to check it out" sort of thing.

Print both of your credit reports from the Equifax website. That way your credit rating doesn't take a hit everytime you apply somewhere. Take the credit reports with you or fax them to mortgage brokers use them instead of them pulling up new inquiries. Start calling/visiting every mortgage broker you can find in the city. If you have good credit and make good cash someone can get you a mortgage.
Otherwise Rent to Own is an option. It is a little expensive compared to just buying a place, but cheaper than wasting rent. PM me if you are interested in that and maybe I can help you.

Just a bit of follow up. Still haven't heard from the other lady. Found another house that is $50/month less and we move in July 1. Only bad thing is that our current lease doesn't end until the end of September but we needed to get out of the "ghetto". If someone rents the old apartment before then though we're off the hook. New location is great. 10-15 minute walk to Walmart, Staples, grocery stores, restaurants, etc. And a 15 minute walk the other way to a coffee shop and other little places. Can't wait to move.
