Default Condo building windows...2012 wind load ammendments??

Hey guys,

Looking for some help regarding windows in our condo building. We are an older, built in '78, building that is six floors in height.

Recently we changed out our patio slides and windows for the 1st and 2nd floors and now we will be doing the remaining this year. We wanted to split the cost over two years as to not deplete the reserve fund to low. However, our quote came back in for the second round and it is approx 26K higher. The major change apparently being due to new regulations (regarding wind loads) about windows over the fourth floor having to be a different type. Citing the wind storms last year.

My question - has there been a change to code? Is this a legit claim? All searches done on wiki from other board members have not yielded anything stating that Canada or Alberta have adopted a change.

I figured I would at least softball this one in here to see what I can find out from those in the industry.

I know I probably have not explained this the best so feel free to ask better pointed questions and I will see what I can do to answer them.

That would be a Alberta Building code issue. I can't find anything about a change in the building code that would require you to have more expensive glass.

I think the amendment they are getting their info from is the 2012 IBC, which I believe would be the International Building Code??? Would that trump Alberta??

The IBC is not law in Alberta. The 2006 Alberta Building Code is law in Alberta.

I would suggest contacting Alberta Municipal Affairs to clarify building code issues and amendments. After that you should consult a structural engineer to clarify any issues concerning wind loads on buildings.

You could also call 403-268-5311, That is the front desk of Development & Building Approvals at the City of Calgary. Ask to speak to a commercial plans examiner.
