Default Another landlord question

My wife and I have been renting out a condo to an excellent tenant over the past few years and just heard back that he would like to renew for another year however he wants to have his girlfriend move in. I know it is probably best to have her on the lease as well but I was curious as to what the repurcussions would be if she were not on the lease?

If she's not on the lease then you have less control over the situation.. if she's being crazy wrecking up the place or causing issues then you have to deal with the excellent tenant (i.e. evict them, go after them financially, etc).

Plus it gives you a 2nd person to go after if rent goes unpaid.

If they've proven to be a good tenant then this is all probably less of an issue, but it's still worth doing a quick check on her and having the lease amended IMO.

Just to flip this around, what advantages is there not not having her on the lease for both parties? I'm not a landlord, but to me it seems like one of those things where you have nothing to gain by not putting her on the lease, and everything to lose if problems arrise down the road.

No really advantage, there is just some logistical issues at the moment that makes it a bit more difficult. The timing is a bit off as she isn't planning on moving in right away so I wasn't sure if I arrange a lease document for the months where it will just be the guy and then create a new one afterwards or just the easy way (i.e. a 12 months lease with the regular tenant).
