Share your thoughts, knowledge, experiences - Foundation crack repair.
Hey all.
Once again, I call on the vast knowledge/experience of the CP mother ship. Please share your thoughts, knowledge, and experiences on foundation crack repair and my situation. Yes, I did do a search on this and found a thread from 2007 that didn't contain much information.
I have a crack in my foundation which runs from the top down almost to the bottom of the wall. The crack is less than a credit card thick, nothing too severe. I've come to learn that there is two ways I can go about getting this repaired. One is through a company like Abalon Construction, who excavate down the wall on the outside and repair the crack from the outside in. The next school of thought is repairing from the inside, using an injection epoxy of some sorts which fills the crack from the inside to the earth on the outside. Abalon offers a 10 year warramty, Crackmasters offers warranty for the remaining time I own the house, and is transferable to new owners. Now, I am tempted to go with Abalon as I have my suspicions that the reason for the crack is the neighbour's huge pine tree by the corner of their house. The thing is massive and I suspect the root may be hitting our foundation. That being said, it could also just be settling since the house was built in 1980.
