Default Lawyer or Notary for Mortgage De-Registration?

I am looking for a lawyer to de-register a mortgage on a property (ie remove a collateral charge). As the risk is only on the new lender (moving to a smaller mortgage that requires only a standard charge, no collateral charge), I don't have much concern about needing a ton of quality (ie: big firm LLP), so I am looking for someone on the inexpensive side of the spectrum, and have heard that there are even specialized notary's who provide this service....But don't want a guy who works out of a fridge box behind Mac's

Can anyone recommend an inexpensive firm/notary/random lawyer who are experienced in the glamorous legal practice of mortgages and real estate?

I know a guy who works out of a large cardboard box behind a 7/11. Will that work for you?

Can try Kahane Law, they do a lot of real estate and have flat rates for some routine services.

Wouldn't the bank or mortgage company prepare the discharge? They are the ones that would sign it, and at worst, all you would do is register it at land titles. Are you in Alberta?

As I understand the OP, he is refinancing and paying out an existing mortgage.

Discharging the old mortgage is a minor part of the job. The main job is preparing and registering the new mortgage, requesting the funds and paying out the old mortgage. Lenders normally require that a lawyer prepare and register the new mortgage.

There are not really any notaries in Alberta that aren't lawyers. BC permits notaries (not lawyers) to perform some land title services, but this is not the case in Alberta.
