He may have proof of an agreement, but without you even knowing about a price, what he going to enforce? Maybe you thought you were moving in for free.
Price was 'discussed' i guess, as it was already in his initial ad as well. Never once did we talk about timeline, how I would pay etc., just said okay I will give you a down deposit and first month's rent when I pick up the keys and measure out the room to see what I could fit - never did
Sounds like you made a bit of a commitment, he can probably argue that he took the room off of the market because of your commitment.
I don't know, maybe one of the uber lawyers know better.
I think in the States a text or email like yours is classified as a intent to contract.

He could have had the place rented to someone else but you still confirmed you were moving in a week before the end of the month. The honorable thing would be to give him the money he is out whether that be a half or a full months rent. Also his fault for not getting a deposit, a mistake he probably wont make again.

Tell him why you wouldn't move in. "After further investigation I found out about the sheep in the basement" or whatever it is and tell him not to contact you anymore. You can then block his number. I never take a room for rent off until I get a Damage Deposit.
