Default New Condo Developments

Curious to know if anyone else has been keeping an eye on pricing with new condo developments.

Anyone actively looking and/or finding something interesting? What are some of the new developments? Google has been a pain if I don't specifically have a name for the building.

Here's an awesome link to all the condo developments under construction / to be constructed / in the works in Calgary. I have been lurking the site for about 3 years now and it's very in depth on what's going on in the city.
There are a few posters that have accounts here who are very in tune to the industry, and post a ton on the site in question. (Bunk, Bigtime, You Need a Thneed to name a few). They would be more knowledgeable then I.

It really all depends on what you are looking for. Suburbs? Inner City? Close to transit? 1 bedroom, 2 bedroom? etc...

Great link.

Hoping for relatively inner city. Haven't settled one one or two bedroom yet. Not looking to have a roommate but at the same time nice to have a spare room.

You can find some awesome condos for relatively cheap right now if you buy an older condo. For example, I bought a 2 bedroom condo in Sunalta for under $200k a year ago. Just needs a little TLC. IMO, newer condos, while nice, are overpriced.

Just finished work on a new luxury condo in the NW called Havenworth. 14th St. and McKnight blvd. Pretty high end though, only 20 units, start at 400,000 plus and go up to 1,050,000. All are two or three bedrooms.

Hm, their website is down at the moment. They have their first full open house today (Saturday) from 12-5, and another one Sunday I believe.

Two bedrooms is the better bet if you're looking down the road at selling.

Oh hi there, venture on over to that link and see my skyscraper obsessed alter ego at work!

I'm currently living in a two bedroom condo in the Beltline with the wife and baby. We love it but are starting to look for some townhome/single family options still in the immediate inner-city (Mission, Cliff Bungalow, Mount Royal).

I loved my 2 years in one of the new condos in Bridgeland on the old General Hospital site. Nice big green space in front, quick walk over to the LRT station and only about 10 minutes walking into the core.

For Beltline condos check out the sales centres and MLS listings for the following (all are brand new buildings or just finishing construction):

-Stella (couple of years old)
-Nova
-Vantage Pointe (couple of years old)
-Montana
-Castello
-Keynote
-Nuera
-Sasso
-Vetro
-arriVa
-Chocolate (about 4 years old)
-Colours
-Union Square

Interesting timing for a thread. My girlfriend wants to buy a condo unit in some new development by the UofC (no idea what) as a rental property, my gut tells me it's a waste of time. A lot will still be built in the future, a lot being completed, a lot of sites that were planned that didn't go ahead are still available. A very real probability of higher long term interest rates, falling rents, . . .

I'm looking at buying one in McKenzie Towne right beside the future BRT/LRT station. It's a low rise so I'm thinking less chance of it falling through; and the 5% down holds it until completion in 18 months.

I was thinking of buying it and renting it out until the LRT line goes in; with the hopes that the money made will be enough to pay off the remainder of my house mortgage.

Still don't know yet.......

ken I think you'll be renting it out until you're retired if you're waiting for the LRT line lol...I highly suggest you look across Macleod instead (Evergreen / Bridlewood etc.) if the LRT line is what you are looking for. It'd be easier to rent out too.

btw if anyone wants a particular condo plan feel free to PM me, I just might have it and save you a few bucks. Especially the established towers in the core and most suburb townhomes in the SW/SE

I've bought at Nuera and Waterfront and am waiting for both too complete. I like both and am confident in both developers. My company is selling Waterfront, so I got a great deal there as well.
Very few new condos sold in Calgary last year in the DT area. I think the market should pick up a bit this year, but it's still a buyers market over there and you can likely get a good deal right now.
