is there any resource out there for the common man to find out what homes in his neighbourhood have sold for over a certain time period?

Your realtor would have access to that information, but I don't believe it is public knowledge.

You could do searches at the Land Title Office, and see what the value of the property was when it transferred.

i don't know which homes have sold over the past 3 or 6 months, nor do i want to spend $5-$6 on a title search.

i'm really hoping the new legislation gets passed that will take away the realtor monopoly on mls and allow for private sales to list.

Are you looking at selling your house or is it just more of a general interest thing? When I went through my divorce my ex wanted a market value of our house so I could buy her out of it, I got in touch with a realtor and he gave me a market assesment of what houses in my range had sold for throughout the previous year and what comparable houses are trying to sell for at the moment.

I have known this realtor for sometime though so i'm not sure if he did it cause I was a buddy or if they all will do it.

i'm doing it because i want to sell my house. i don't want to get realtors salivating at the mouth expecting a commitment from me, just because i've asked for a little info.

Why not get a couple realtors through to evaluate the house, they will provide that info and if you don't want to list with them don't. Personnally I have never made out any better selling on my own, it's a major hassle, you get all sorts of people through that just want to check out your place, offers always reflect the fact you are saving money. Realtors are great for weeding out the BS.

i'm trying to respect the realtors time by not having come do all this for me right now. i want to do my own research, so when i do decide to have a realtor over, i am at least somewhat educated on my situation.

Think of it as an interview. If they think you're wasting their time then you don't need them.

I used this resource a little bit to find recent comparable sales and even homes currently on the market when I purchased my home over a year ago. It was quite valuable at times:

This doesn't really make sense. MLS is a realtor created and operated website, why should it have to allow private listings?
There's nothing stopping Joe Public from creating their own websites, or using other resources to list private sales if they prefer to work without an agent.

You're basically saying, great job by all of these realtors to create resources, knowledge and systems for listing homes that are so effective, but now let me use their hard work and cut them out of the deal.
