Default Surveyor Fees

Has anyone hired a surveyor lately to survey a subdivision? I am subdividing 10 acres. What should the cost be about to have a surveyor come and and do it?

Word on the street is break up is coming early this year. Should be a ton of surveyors looking for work in a couple of weeks. (Including my hubby)

I suspect though, you would prefer a "legal land surveryor" as opposed to an oilfield one.

A buddy of mine is a surveyor, I could ask for a quote for you but he would need to know approximately the size of the lots your looking for.

That would be great. 10 acre subdivision out of a 1/4 section. No buildings on site.

If you hire a surveyor, the normal rate is between 150-250$/hour.

How much work is involved depends on where the subdivision is in your quarter and which section you are subdividing. You also need to know if you have actually have to have the subdivision surveyed off or if you can do it by descriptive plan. When you get your subdivision approval, there should be information on it as to how the subdivision has to be done. I am not familiar with surveying down in southern Alberta, but up north we can sometimes do a subdivision by descriptive plan, which is just a drawing showing where your parcel is. The advantage to this plan is that it is much cheaper. The disadvantage is that there are no survey posts at the corners, so you can't find your exact boundaries without someone surveying them in.
You will need to get an Alberta Land Surveyor (ALS) to do your plan for you, as you need one to submit the plan to Land Titles. Look around a bit as there are probably quite a few down there looking for work. If you send them your information, they should be able to give you a fairly accurate quote.

Great. Thanks for the info. The land is 45 mins south of Edmonton and it does need to be actually surveyed.

This is how it works in the city for subdivision. For the actual subdivision, (once you have your RPR), you can do your own subdivision drawings as long as they are to scale, and have a bunch of things on them (you can get the whole list from their website), and save yourself a bunch of money. I did it myself with a ruler and a pencil.

Just an update. I had 9.8 acres surveyed from a company in Edmonton. It was a descriptive survey so they didn't have to come out and put in the pins. It cost me $1000. Had they come out and put the pins in it would have been about $3500.
