Just for pure curiosity killed the cat sake, I wonder how much a job like this would pay?

It would indeed be a sweet gig but I have nowhere near the amount of pbp experience for this type of job. Guys that are applying will be from other AHL markets or lower levels of hockey.
Moving up the pbp ladder in pro sports is one of the toughest things to do. The guys at the very top aren't giving up their jobs - and its that way all the way down. That's why a guy like Brad Curle who's play by play is among the very best is still in junior hockey.
TOUGH career path.

If you listened to our PBP guy last year do the exact opposite. He was horrible.

I'm not entirely sure but I'd say less than either amount. Keep in mind it is also probably only a 6 month contract during the season - but even at a pro-rated amount it would be less than that I would guess.
A lot of minor league pbp guys have to work in one market for half the year, and another market for the other half - swapping between say hockey and baseball....there's a local guy that used to do Viper's games during the summer then head out to Salmon Arm for hockey.
Some guys even have to simply go out and get a non-broadcasting job during the non-hockey months to get through the year.

35k-45k is probably more realistic. Does the team have a radio deal? Or is this web?

To be a radio color man, you not only have to be a drunk; you have to be a good drunk -- holding your liquor while not cursing on live radio and maintaining a cheerful disposition is not as easy as it sounds. It's a very important pre-requisite for that job.
