Isn't New Brighton right beside the landfill?
Now, more than ever, is a good time to shop hard and play various builders off against each other. I have heard of people getting some "crazy" deals out there from builders, like $670K for a nicely finished 2100 sqft'er in Garrison Green, or $510K for 2400 sqft in Evergreen. It'd be better, I think, to go for a spec home or something with a quick turnaround time, though.

Look for the published deals in the "weekly new homes" section. (I know that certain builders have certain models and certain communities that are being priced more aggressively than other models/communities.) Try to get quotes based off of these. When you shop from builder to builder, just casually mention what the other builders are offering. The salespeople will actually probably be very interested to hear what their competitors are offering, so they won't take offence.

Thanks again everyone this is great info, I guess some of the things we are wondering about "nickerjones & others" is that we have 4 builders we could go with Cardel, Beattie, Morrison and Cedarglen. All of them are offering great deals but Cedar seemed to have the best low 390,000's (2000 sq feet) included grass, fence, remotes & garage door opener, washer / dryer etc. We were just wondering about there quality, customer service, should we ask questions now that might be crucial? etc. We're just really new to al this so we're a little scared! Especially since we have such a young family. I have heard good things about Beattie and Cardel but Cedarglen is new to us.

Of the ones you've listed, I've heard the best things about Beattie.

My wife has not worked there for a couple years but she is sure it has not changed.... One thing she said is alot of people like to customize, Cedarglen usually does not charge to customize unless you add sq footage..... Alot of the other builders charge to do other customizations ( such as adding or removing walls etc..) My wife also says, every manager she has had also lived in cedarglen house so they stood by the homes they were selling.
Also she said most of the stuff you see in a show homes are upgrades so when your going through make sure you ask if it comes standard or an upgrade. (for example, crown molding etc..)

We bought our house made by Cedarglen (Edgemont) about 15 years ago. It was a showhome and its absolutely gorgeous. Whenever something went wrong (very minor things) my dad would call and they always came over and fixed it up promptly.
Whenever we have guests over....they always comment on how beautiful the house is. Even after a long vacation when we come back inside the house we can smell the wood and oak...
I would stand by them...but we dealt with them awhile back.

What kind of Flames fan are you? You should be living in a Home by Avi, eating Japanese Village and a member of the Electrician's Union!

15 years is a long time in the life of a Calgary builder. Most of them were a lot better even just 5 years ago than they are today. Causes: Huge turnover in staff, rapid growth and growing pains, difficulty in keeping on top of service and quality.

Just to echo this- for one thing I wouldn't listen to what the builder says about them closing the landfill. They have been "going to close the landfill in the next 9-15 months" for at least 5 years now. Plus it isn't the landfill that causes most of the smell, it's the wastewater area shown here as "waste area" that would concern me.
Plus, that wastewater area is over the old dump. What happens when they do close the current dump? Does it become the new wastewater area?
The south part of New Brighton likely isn't bad. But there are parts of the north part that are just a few 100 metres away from the dump.

In am in a year-old cedarglen in prestwick, and have been very pleased with the home and the building process.
I was in a cedarglen for home for the two-years previous to my current residence and never had any quality issues.

I gotta agree with the find somewhere else besides new brighton...
Ken is right, it's the waste water field that causes the most problems. That whole area stinks on a good night, and is almost unbearable on a bad one.
If your looking for places in that area, check out Copperfield, Mohagony, Auburn Bay, and Cranston...

I built with Cedarglen and they are awesome. They allow for customization that a lot of other builders wouldn't allow. We took their plan and changed a lot of things and they were great about it.
I'd stay clear of Jayman and Cardel. A lot of horror stories out there.
I'd stay clear of new brighton till they know for sure what they are doing. If you like the Mckenzie towne area, there is Prestwick that Cedarglen is building in as well. Some nice houses in that area
