FS: condo - with down payment!

I know this has been posted before in this thread but I thought I'd give it another try. The floor plan and some details are in that thread. It is a 715sqft one bedroom with a 500sqft balcony. In-suite laundry, underground parking, carwash bay, ceiling to floor windows.

I am able to close on the condo itself but I have a friend that is invested in a more expensive condo. To help him out I would like to sell mine off and invest in his so he does default on the contract and get sued etc.

I'm selling it for the contract value ($287538 + GST) but I will include the money I have down already $14751.90. All it would cost would be ~$1000 to change the contract into your name (as I do have that ability on the contract) and I will cover that cost as well.

The closing date on the contract is Jan 28th 2009.
