You definitely need a lawyer, and there's about a 5-10% chance you need a good lawyer. Most real estate transactions go smoothly. But if something comes up, a good lawyer will keep things on the rails. I had one real estate purchase where my excellent lawyer saved me ~$5000, and a lawsuit.
You could pick a lawyer soley on price, but that's a really bad idea, since they're doing some pretty important things. (Titles, conveyancing, mortgage documents, etc). There might only be a 5-10% chance of something non-standard coming up, but it's worth getting a good lawyer to cover that risk, imo.
