Foundation Crack Repair

So, after the latest storm, my tenants in the basement noticed some water in one of their bedrooms. I knew there was a crack visible from the outside, but it had never leaked until last week. I have called 'Alberta One Call' to do a service locate so I can excavate outside, to repair the crack. Does anybody have any experience doing this type of thing? Should fixing the outside be enough, or should I rip out the drywall and repair inside as well? Please, help point me in the right direction!

I'd imagine that if water got in, you should inspect for mold, especially in a basement. Moisture might have been seeping behind the drywall for a while, without you knowing. The heavy rain finally made it noticeable. Perhaps an air quality test is all you need.

Well, its not actually drywall...its more of a wallboard, so it cant get 'soggy'. Carpet is on the floor, and the carpet has never been wet in the area of the current leak. So, if water got in before, it was small enough that the carpet didn't get wet. But yes, mold is a concern, and probably why I should repair both sides of the foundation.

Well if there is a crack that goes completely through the foundation wall you may have a MUCH bigger problme than just water seepage.

If it is only a small crack on the outter surface you should be okay to just patch it up (make sure you do a good and thorough job as any water getting in will just make the crack worse once it gets cold again). But if you think you actually have a crack right throuh, it's definatly worth taking a peek as it may be a sign of something much much worse.

You will have to dig down from the outside, to do the repair on the outside first, then address whatever has to be done inside. Abalon specializes in outer foundation repairs.
