I hate how they calculate square footage in Alberta. In BC you list the entire liveable square footage, not just above grade.

1544 square feet.
2 storey
3 bedrooms 2.5 bathrooms, double attached garage.
4 piece ensuite off the master bedroom.
semi detached home.
Really nice looking place. Great location in Cougar Ridge.

It's not on welist.com yet but it will be next week. Let me know if you have people interested and I can email you a few pictures.
Your right on the basement, it is undeveloped. It is a semi detached home. Almost duplex style but still VERY nice place and a great price for Cougar Ridge. Immediate posession as well.

I hate 2-storeys. Too many stairs. Too small of a yard. But they do seem to be the norm for newer houses. Good luck with your sale.

A 1500 square foot bungalow will virtually always give you a wider lot than a 1500 square foot 2 storey. Unless they build them deeper and not wider, in which case you'd get even a smaller yard than a 2-storey, but I don't think that generally happens.

I guess my point was a bungalow or bi-level takes up more of the lot. Best thing to do is do what the guy who built my house did; build the 2 story an a huge lot.

There's a reason 2-storeys are the norm for new houses these days. You can squeeze a lot more of those houses in an area than bungalows. And at least in the older areas the bungalows were built wider than they were deep, so you really don't lose much yard space compared to a 2-storey depth-wise, and your lot is almost twice as wide.
I'm a little better versed in comparing the older bungalows in the NE to the older 2-storeys in the NE, so I don't know if this is valid throughout the city, but what I'm saying is definitely true out here.

Well, my dad has always said you don't need a realtor if you have a good lawyer. Especially if the market's hot, you don't really need a realtor other than getting all the paperwork ready, but if I can trust my lawyer to make sure I have what I need, I think I'll pocket the $12k and give you a call.

I think the two story's are popular because with land development costs and the like these days the lots are getting pretty small. Like you say the way to squeeze the most money out of developing a subdivision is to put as many lots on it as you can get away with. After all the cost of having the streets, sewers, waterlines etc. is pretty much the same whether you have 300 lots of 450 lots as most of the cost is installing the lines in the first place, not installing bigger lines or having more tie in's. Some of these neighbourhoods are rediculous now thoug as you need like 5 lots together just to have a touch football game. When I was a kid we could have a game in just my back yard.
Whats the age of the place, and are any upgrades like wood floor or tile done?

No upgrades to the flooring like hardwood or tile. Carpet and lino throughout. Very nice looking place though with modern colors and layout. It was built in 2002.
I have to agree with you on the 2 storeys. You generally get WAY more lot out of them than a bungalow. In all these new subdivisions the developer is also told by the City that they need to put so many houses per acre as well. The City wants to make sure they are getting enough tax dollars coming in to support getting services to these outlying areas.
I'm sure the developers are making plenty of cash selling these lots closer together so I doubt there are too many objections from them.
