Default [EDIT: Sweet new questions inside] alberta building code - barrier free bathroom

Yeah so I had to build a barrier free bathroom in my small business, and the contractor pooched the sink. To get to code, the sink needs to have an insulated trap so people in wheelchairs don't burn their legs if the water is running hot.

I've been looking all over for something that need the code but none of the typical hardware stores carry anything that will meet code.

Has anyone here found something that will work?

You guys nailed the pipe cover issue in the barrier free.

Found deficient on two other things.

1. Apparently should have used "FIRESTOP" foam instead of "FIREBLOCK" foam. Not sure what the difference is or where to get the FIRESTOP ####

2. The drop sprinklers require a system verification. Apparently this #### costs $1200 when the original plumbing was less than $600. Wtf. two questions - anywhere I can have this done less expensively and 2. Might this be something the landlord could be covering as part of a building wide review?

Couldn't you just wrap it with some HVAC foil insulation? Cut it to size and use zip ties to hold it on. If you do a good job, it wouldn't look too bad.

Get a metal duct from the hardware store and fit it like a shield around the pipe? Talk to surferguy and see what he suggests.

Or just respond to the inspector, "Codes? Where we're going we don't need codes." Then put your sunglasses on and walk away. That should do the trick because these people have a sense of humor about these things.

I usually find weird stuff like that a Plumbateria. They will know for sure. Or Bartle and Gibson. I'm wondering if you could box it in instead, or would that interupt the access underneath for a wheel chair?

Wolesley will have it along with any plumbing wholesaler.
I assume they installed a 1 1/4 offset chrome p trap. As most plastic insulation kits they make are designed for that type.

Hope that the lavatory has been installed to meet barrier free requirements:

And yes you need the pipe insulation, you can get these at places like Wolseley, Allan Forrest Sales, that's usually where I spec my stuff from.

Thanks fellas, looks like the IPS product will do the trick. Yes, the loo has the all clear from the inspector, thankfully that was done correctly.

Yes, fire-stop is required in commercial applications for fire rated walls and floors. It needs to be applied by a certified contractor.

Any modifications to a sprinkler system will thus require a sprinkler VI, stamped and inspected by a fire engineer. This should of been handled through your sprinkler contractor (but you still would pay for it). How they got away with this, I don't know. Cheaper...good luck. And typically it is not covered by the landlord as you made the modifications, not the landlord.

Did you not hire a mechanical consultant? Typically landlords require you to do so when making modifications. All of this should of been dealt with before construction started with the specs and drawings...if you hired one, then he didn't do a good job, or the contractor went all rogue and said he knew how to do things to code, but evidently doesn't.
