Default Furnace Motor Question

Hey All,

I've gotten great answers from CP always and I appreciate it; so I thought I'd ask another!

I got a rental property in which the tenant says the motor has stopped working. Do I have the replace the motor with an identical one? Its a 1/3 HP motor, could I replace it with the same brand motor thats 1/4 hp?

I just need to get through to December since i"ll be tearing her down.

And how much should I be paying someone to install the motor??? I got quotesl ike 700 dollars.

It is in your best interest to get the same one. If you can not get the same one, get whatever is recommended. Some of the motor's are pretty simple to install if you have the courage to do some of the wiring.

If you use a HVAC company, I would do some research before hand.

700 for a motor seems middle of the road, I've paid less and I've paid more. Can't really take a lot of time in the middle of winter.

100 for a motor at princess auto.
install should not be 600 more...

700 to install a motor? That's highway robbery.

But, I'd also look at it to see why 'it's not working' - is it the thermostat? the breaker tripped? the belt off? etc.

replace it with the same horsepower (1/3) but you dont need to be the same make. In fact, if you have a choice, get the most efficient motor you can.

Yup, it's a racket. But if choosing between 700 for a motor and thousands fixing flooding frozen and burst pipes 700 is cheap.

$300 at can tire, install yourself, it's only a couple of bolts and a belt

^ This I installed a replacement motor in my old rental and it was extremely easy. I went to a furnace place who sold me an identical motor however, and I think it costed me $300 as well.

Before you go spending a bunch of money on a new motor, check the indicating led. The LED will flash a few times (some fast and some slow). Usually on the furnace cover somewhere is a troubleshooting chart. The chart will indicate how many fast and slow blinks there are and it will tell you where the issue is. If you can read this code for me I may be able to help you fix it on your own.

Also, the quote isn't really way out to lunch. Think $300+20% material fee and a minimum charge of 3 hours at $100/h and that's where the $700 comes in. It's a lot of money yes but the 3 hour minimum charge is pretty standard. I personally only do 2 hour minimums.
