Pros: Closest place to the mountains or BC
Cons: No C Train, no grocery stores, no schools.

Pros: Beautiful area. Quiet. Grocery Store coming soon. (along with a lot of other shops, but that's dependent on the progress of the sewer/development problem). Schools across the highway in Valley Ridge. Small community and lots of friendly people there.

Cons: The house you purchase might be next to that of the most unliked local politician.

A major con for me would be the one road in, one road out set up.

Pro: You may get Harvey the Hound as your neighbor.

Con: Enjoy the 1 exit out of your neighborhood (that VR also uses).

Pro: Smart Mart in VR has cheap fuel

Con: May hear noise from the highway traffic.

Shouldn't be any. The road goes south up the hill just west of COP.

Valley Ridge will have more traffic noise. The homes on the south side of Valley Ridge will be right up against the added lanes of the interchange. The bridge at the Valley Ridge / Crestmont exit will be torn out and rebuilt larger with more lanes on the Trans Canada.
