Default Flood Advisory for Calgary and Area

Calgary.ca link

Quote:
Albert Environment’s River Forecast Centre is predicting an increased flow in the Bow and Elbow Rivers that could raise the groundwater table, and possibly cause basement seepage in low-lying areas in the following communities: Bonnybrook, Bowness, City Hall, Chinatown, Downtown, East Village, Eau Claire, Elbow Park, Hillhurst, Inglewood, Misson, Parkdale, Parkhill, Rideau Park, Riverdale, Roxboro, Sunnyside and Stanley Park.
The recent rain has melted snow faster than usual in the mountains, plus Environment Canada is forecasting 30-40mm of rain tomorrow. Those who live near the river should take note.

My heart goes out to the multi-millionaires living along the river in Elbow Park. Poor people.

The entrance to Millarville Racetrack was underwater from Threepoint Creek for a while yesterday. The new repairs and drainage from last summer did a pretty good job though.

This Spring/early Summer flooding stuff in this area seems to be getting pretty annual though.

There was water in the basement at the G2 Ranch, but it was not as bad as past years. In the first 20 years there, there was no flooding, and the last 5 years, there have been 3-4 floods. Dad is grumbling about "global warming" as a cause.

It's these parasite comunities in the core along the river that are eating up the entire disaster relief budget.

If they lived on a hill in the suburbs like me they wouldn't have these problems.
Why do us suburban dwellers have to subsidize their flood damage just because they want to walk to work!?!?!?!?!

i read once that the native canadians knew enough not to put thier tents up along the shores of the elbow because it was a flood plain, but we can build multi-million dollar homes along there - fortunatley the government will bail them out again

Native Canadians didn't have a large hydroelectric dam to regulate flow rates on the river. They emptied the reservoir to mud puddle levels in anticipation of heavy spring rain. They have a lot of protection from short term events there.

I just checked out the elbow at lyndsay park. Current levels are up about 2-3 feet in the last 24 hrs. Currently approx a foot below the macleod southbound bridge.

Pull your socks up kids, if we get the rain predicted tomorrow commenting south on Mac trail will be interesting come Wednesday afternoon.

That said a lot of that will depend on the flow controls at the glenmore dam.

I live in an apartment building right by the elbow river at the end of 24th ave. the city came and put up those orange water filled barriers along the rivers edge, which they say gives the bank an additional 12" of protection. Our condo board told us to move our cars out of underground parking, and might sandbag the parkade entrance tomorrow at some point... How far up the street could a flood even come?

Stay home and sandbag. You are about to find out. What level are you on?

It is funny though about these guys paying their due. Last week looked through listing prices on MLS vs the assessment page. Ridiculously undervalued homes in Mount Royal, Rideau Park et al. Sometimes $1.5MM under. Thats like the tax bill for 4 average sized homes in Calgary that they are not paying.
I would guess there are a lot of older people in those neighbourhoods, and just because they live in an expensive house, doesn't always mean they have a lot of money to spend on taxes.

Anyway, it's nice to think if you work hard all your life and manage to acquire an above average house, you won't be taxed out of it in your old age.

When we first came to Calgary in the early 60's, the prairies east of Calgary was littered with abandoned homes, which at one time were someone's dream home, that they ended up having to leave because they couldn't pay the taxes.

Just got to my room, and my apartment is the farther east facing unit on the 3rd floor. With my window open I can hear the sound of the river moving, sounds pretty fast! I've never heard the water before from my room in the year I've lived here.

I have a pretty hard time thinking we should be intentionally subsidizing multi-millionaire's taxes, no matter how nice they are/little old ladies, etc. Maybe we could spend our tax dollars helping actual poor people?

If cash flow is really a big issue, someone who is old could easily take out a 100/200k reverse mortgage to pay the taxes on their place during their lifetime. Now, that might cut the grandkids inheritance down from a 3MM$ house to only $2.5MM, but somehow I think they'll manage.

I would also be ok with what they do in BC, where you're allowed to freeze your property taxes at a certain age, and the part you don't pay accrues with interest to be paid when you move/die.

You are right.

Where can I send money to donate to such a good cause?

Uh....it wasnt the taxes that forced those people out of their homes, it was astronomical interest rates.
