The recommended first step is having a trained investigator check your house for mold.
I want to find such an investigator, but I'm leery of the ones that offer both investigation and remediation, since it's in their best interests to tell me I need to rip out a basement and re-do it completely.

Are there any investigation only people anyone knows of? Or someone they could recommend that will give a good opinion?

I have used AirVironment Canada twice. Good people, inspections only. Good luck, having to find someone to do this means you're not having a good time of it.

Thanks both you guys.

Not sure it's actually an issue yet, I want to have the inspection more out of diligence than necessity.

But as someone who's had a remediation done on a house once before (tore out 4' off, negative air pressure zone, the whole deal), I can honestly say #### basements.

I second airvironment (think I heard about them here). Very professional and provide a very detailed report of their findings upon completion.

I had a rental unit where a mold remediation company convinced the tenants that the place should be checked out. I didn't want to use him for the same reason. I used Global Engineering, they only do testing http://www.goglobalfirst.com I think it cost $400.

I used them to inspect my current house after they had done a bunch of inspections on a remediation for me (and failed it twice until the contractor finally got it right).

Surprise, surprise, they found moisture in wall that the home inspector missed. It turned out the roof was leaking. I got a few thousand off the house because of it, and put a new roof on immediately instead of in 5 years like the inspector said I should do, avoiding a ton of water damage and saving who knows how much money.

I will get these guys in to any house I ever buy again.

And home inspectors? Ugh...

Check out this house in Tuscanny.

Scares me just thinking about the quality of houses built in the last 5 years.
