Hey everyone,

During the recent windstorm I noticed a row of my shingles flapping upwards at the very top of my roof. I couldn't see any damage after the fact but hired a recommended roofing contractor to have a look. I was not home at the time but they said they came and said the roof seems fine in their opinion and are invoicing me $200 for the inspection. I am not sure they actually went up the roof and I see footprints to the furthest part of my backyard so they might have had a look from there on the ground.

I questioned them and told them I saw flapping and they offered to revisit during the spring free of charge. Does this sound reasonable? Do shingles normally flap and stick back on? Should I pay them now and have them come back during the spring? Am I risking any damage during the winter?

I came to say you should get tested for the HIV.

I would be pretty mad if they "inspected" for flapping shingles that are still on your roof if they didn't even go up there and check. Were you not home? Did you not see a ladder or anything?

Many contractors will look at your roof for free, the fact that they want to charge $200 for the inspection should immediately make you look elsewhere. Did you agree to the charge? Did you sign anything? If a shingle bends back, it is generally no good anymore, especially if it happens when the shingle is cold.

Time to get up on the roof yourself and take a look.

I did agree and tried to make it home but missed him. I am beginning to wonder why he had to go to the backyard so far back if he were to have gone up there. Should I demand proof that he was up there like a picture and what would be the legal ramifications of not paying till I had something like that. No I did not sign anything

any roofer out there willing to have a look for me as it's a tall 2 Storey and I don't have the balls or ladder to do so. Ide even throw a pack of beer into it.

Shingles aren't intended to be a waterproof system. If they are still in place, and lying flat, there shouldn't be any problems, at the very least they should be fine until spring, when you could have them come back.

Every roofer I've dealt with took pictures so they could show me later, and for insurance purposes as well. So ask to see the pics, if they don't have any, then I dunno. You are not legally bound to pay unless they decide to push the issue of a verbal contract in court.

edit - one way to handle this would be for you to say okay, come back in the spring and I'll pay you the $200. After all, they are making a good faith statement that they will come back, so they should accept yours.

FYI - I am not a good source of legal advice, although I believe the above to be reasonably correct.

Well I have a few options, I could pay them and make sure I actually see them climb up the next time they say they would come in the spring. Or try what zamler suggest and see if they will be willing to collect on the 2nd visit... not sure if they will agree to this or escalate this since it makes it seem I do not believe that they actually inspected anything at all. It was pretty hard to find anyone willing to come to do a free estimate with the work they have at the time. I could also ask to see pictures which I bet they dont have and then refuse to pay until I see them come up in a 2nd visit. Weird thing is I dont know how they can say there is no damage when I saw a bunch flapping in the high winds.

Your first step, when you see damage to your roof should be to contact your insurance company.

They will send out a contractor to inspect your roof. If the contractor states you have no damage.

I always thought the 2nd step is hire your own contractor for an esitmate on the damage

Shingles should not be "flapping" when its windy. I would think if they are raised, they could blow off your roof. Which happened to many homes in Calgary and Lethbridge.

Yeah, new shingles after they catch some sun, are supposed to stick to the layer below. If that's not happening, you likely need some work.

Yeah I guess I should have done that. But I could see that it was not major damage and was for sure not worth to do a insurance claim with my high deductible. I will probably have to ask for some pictures as I cannot see how they can claim there is no damage.
