Default LF place to rent east side of downtown

Long time lurker and figure I'd try my luck here. I just moved to Calgary recently, and is looking for a more permanent place to rent. Looking for locations close to work. (Victoria Park, Inglewood, Mission, Bridgeland etc.) I do have an indoor cat.

Ideally the place will have underground/covered parking and in suite laundry. I don't care if it's a house or condo, but is not looking for basement suites or shared housing.

Budget is ~$1400 a month.

Any leads would be greatly appreciated.

I have a condo that would fit you pretty well, hits all your listed criteria and comes in around $1200 or so, but it's rented until the end of January.

Kijiji is the best place to find rentals, it's the only site I list on any more. You can search by keywords, specify pet friendly, and max price. In your case if you search for within 2 km of Calgary that will hit the districts you are interested in. There's a decent selection listed using your criteria:

Yeah, I'd have to agree that rentfaster is the way to go. The fact that it's not free for landlords should weed out some of the flakey types.

I have a place available soon, but it's on the west side of downtown (Eau Claire) and above your budget (1600 2 bed), so probably not a great fit.

Thanks for the replies. Yea I been using kijiji and rentfaster. Availability is just lower with a cat. Fortunately I have a temporary place so I can be a little more selective.

Bizaro where is the building? Budget is flexible if the location works

I haven't heard of rentfaster, I only use kijiji now because I got way more enquiries the last few times from kijiji than from the Calgary Herald, got good tenants who had contacted me from the kijiji ad, and it was free vs $$. Why do you say free=flakey? I only have a few rental properties and the last time I listed was over a year ago but I've had really good results from (free) kijiji.

I have had mixed results from Kijiji, although my renters now are all good.

I find I get more quality applicants from rentfaster, and (importantly for me) they're more likely to actually show up for an appointment to view the place. People from kijiji have been more likely to not show up and not call to cancel. (I've been keeping track, and there is a difference)

But the OP in this case was a potential tenant asking where to look. I think looking on rentfaster will mean you're looking at properties run by slightly more professional types. If I was a tenant I wouldn't want someone who didn't know the rules or might flake off with my security deposit or whatever.

I have never and will never place a newspaper ad, so I can't compare that.

Thanks, I thought you were implying that flakey landlords listed on "free for landlords" sites. Although if it's free for renters i don't understand what difference it would make for weeding out flakey potential tenants.

I'm not sure why rentfaster has less flakey replies, but I have collected empirical evidence that it does. My reasoning was that if the the tenants on rentfaster are on average less flakey probably the landlords are too, but I can't prove that. I certainly wasn't saying all landlords using kijiji are flakey (I use it too), but that on average it's probably not as good as rentfaster. If I was a tenant looking I'd use rentfaster. I also think the search capabilities are better.

Obviously 15 years ago the paper was more important than it is now. I didn't have properties then, so I was only saying that I can't comment on it, that's all.
