They definitely put subjects such as:
-an inspection report satisfactory to the purchaser
-financing with an APR of less than 5.25%
-purchase is able to get house insurance
-sale a subject to purchaser being able to sell their own house
-etc
Many accepted offers do not close for a variety of reasons. If a purchaser properly writes in conditions, they can walk away with their deposit for a number of reasons. The seller should be aware of all of these before accepting the offer. During the height of the real estate market in vancouver sellers were only accepting offers without subjects. People were bringing their inspectors to open houses.
