I think that number is one of the numbers the City and CSEC are stuck on as well. Between the Flames, Hitmen, and Roughnecks, the arena will have events going on roughly 100 nights a year. That's high and assumes long playoff runs for each. That leaves ~265 nights. A new arena could significantly increase your 30% number. But, alas, I can't give you a better value
