I had friends who had a house with an odd layout, 1 bed up, 1 on the main, 1 in the basement. The over all desirability of the house trumped its layout. Good lot, nice street, great neighborhood, low turn over, with unique architecture will make up for a strange house. But, in an average neighborhood, you need to be fairly close to the standard in the area. For example, a 1 bedroom 2 story in Kincora, Panorama, any newish, homogenous neighborhood will not be an easy sell.
