CREB guidelines state that marketing pieces only include an address OR sale price. You can't have both. The only way to slightly get around this is to put 123 street sold for X% of the asking price. Anyone who followed the listing can get a pretty good idea of the final sale price. This is the reason I need to PM people their requests for sale prices. Someone had complained from this site for me showing address and sale price.

How a specific realtor markets their listing is completely up to them when it comes to bedrooms. CREB has it set up to post the amount above grade and then the total. This is a key factor in many buyers decision and it helps to narrow a clients search down when we use the system. Same goes for sq ft, only above grade sq ft is posted on a MLS listing, however I can put "3000 sq ft of developed space" in a description to account for the basement.
