Question LF: General Handyman/Plumbing

Hey guys,

My tenant informed me he's hearing some issues with one of our toilets:

"I think there may be leaky seals on the toilets. These need to be replaced as the water tank drains slowly and then a valve opens to refill the tank."

I recall I replaced the flapper chain once on this so it could be related to this.

I'm assuming it's one of these things:

Not seeing any condensation or sweating outside of the toilet so I think it really is likely one of the above items.

Anyone have any experience in this and willing to help out please let me know, typically I would do something that seems this small/simple myself but I'm in and out of town a lot so would like someone to take care of this relatively cheaply where possible.
