One other thing that you can do is have it written in the contract to exclude specific people whom you contracted and showed your home to prior to listing the place in the MLS system (or so says my mother in law who is a former realtor). But you would need to be very specific as to who the party's are and have the listing realtor agree to those terms when signing the listing contract. But you would be within your rights to have that included in the contract. That way you could show it to your "leads" but still be able to get your place listed in the system. That way you wouldn't have to wait for someone to make their mind up for two weeks or not while you can't really do any thing.
