The less rare case is where its one for one. It's less common but it does happen. See most of Trickle Creek Homes infills + other builders like them.
As land value continues to increase in Calgary, you will see the "one for one" swaps a lot more often. They're very common in the US.

Oh we see plenty of one for ones. Hopefully fewer with the zoning changes… but I realize this is contentious.
