You're right. Usually they are subdivided into 2-3 or even 4 units.
The less rare case is where its one for one. It's less common but it does happen. See most of Trickle Creek Homes infills + other builders like them.
As land value continues to increase in Calgary, you will see the "one for one" swaps a lot more often. They're very common in the US.
