IMO it seems like the benefits of painting it - including access to a lot more colours - are substantial but if I end up saving $5k by getting it pre-painted I honestly might do it because I have to cut costs somewhere.

Hardie is a great product. I would definitely recommend the factory finish as it is baked-on and much harder and more durable than simply painted. In your location you would definitely want to install the cladding over a rain screen (might be required by code).

As a step up option with zero maintenance, you may want to consider metal cladding.
