(I will admit that many of the original buildings in Marda were pretty nasty, but still, nothing makes a neighbourhood more people friendly than a corridor of glass buildings overlooked by towers.)

I generally agree in the sense that I really hate the idea of removing smaller, truly local business in older Inglewood buildings in an attempt to just line 9th with sterile mid-rise boxes.
That said, this is a pretty bleh corner of 17th and was definitely a “break” between more bustling areas, so it’s ripe for re-development. It’s replacing a kind of crappy part of the block and, if it can nail the retail/restaurant piece, will actually improve the flow of the area and, of course, add housing options.
There definitely needs to be a balance but I think (for now) this still maintains that balance.
