Goaltending is hard to find right now, which makes it a premium asset. You have a market with lots of contenders looking for a goalie (Colorado, Toronto, Los Angeles etc) and teams looking to take a step potentially looking for a goalie (Detroit, Ottawa, New Jersey, etc)
So it's a sellers market, and my guess is a late first would not be off the table for a goalie like Markstrom right now even without retention (maybe a contract coming back the other way but not retention).
50% retention pushes that late 1st into a top 10 pick though if that's what jersey wants.
2025 1st only .... you're probably not getting 50% retention and would have to add.
2024 10th OV... you can probably value that as a straight up 1:1 deal as long as 50% retention is involved on the Flames end.

It's not just Marky though. I view the goaltending position that way, and its just my own opinion of the position.
When you have guys like Skinner in the FInals, and past winners like Kuemper, Hill, Niemi, Murray, you can kind of patchwork the goaltending if you have the stars up front.
I think you have your stars in net, and the rest.
I try to look at like if the Flames went goalie hunting, I would not be happy if we traded a top 10 pick for a goalie like Markstrom.
