Well, I bought a condo in 2012 and only this year has it returned to 2012 value, so my personal experience is that everything, even today, is very affordable, and that evil landlords and real estate investors have taken a serious bath over the last decade, contrary to the popular opinion that real estate doesn't lose.
But my point is that there's been multiple opportunities for a 40 year old to get into the market if they made it their priority. If they chose not to make it a priority that's okay too! Owning isn't for everyone, but then I wouldn't be complaining that I can't afford a home.
My sympathy lies with those people that make it a priority (eg. anyone born after say 1995 with no parental support) but it has still become impossible for them to attain.
