I knew about the horse pasture that was replaced by a development in the late 80s, right off Northmount Dr., but not about the spring. And I haven't verified or tried to fact check anything the neighbour says, but I have no reason to doubt him (despite the fact he paints his trees with lime wash, which seems like it should be a red flag)

It's an underground spring basically because we confined water flow and forced it to be one. Mcknight used to be a creek flowing into it before we paved it. Some good pages here if you are interested:
