I think the tipping point would be when the majority of downtown leases expire and the majority of business do not renew, which seems to be inevitable at this point as the first few domino blocks have already dropped. It seems like things are due to get dramatically worse within the next 5 years or so unless there is one hell of an intervention. All out class warfare isn't the most probable conclusion, but it's in the mix.
