I think it'll be a while before the cap inflates enough for a point per game player to be worth 10.5 mill.
This is especially true when offense is continuing to increase.
Now with that said, Huberdeau is a relatively late bloomer (as far as progression goes), doesn't overly rely on top speed, and hasn't been injured much. There's a chance he could age relatively well.
He's one of the best playmakers in the world. The 10.5 mill he got was probably fair value based on the open free agency market.
He just doesn't have trade value. Most UFA signings don't. Since he's an elite player, I do think he'd have value with cap retention.

A guy like Drai makes 8.5 but his 3rd contract will be 13M+
