The area around the Saddledome isn’t dead because it’s taking up a lot of space . It’s dead because theres very few places to even eat dinner in walking distance , and no where to go after the game except the Casino

Well I would've gone with transportation corridors as my #1a, with your #1 as my #1b...and I'd delete #2 because I can't name one arena anywhere that had that driver. I know that its in the rhetoric around the buildings to make it more palatable to fund them, but I can't say I know of any building that was built that way. Usually they try to make them the crown jewel in some new complex that ends up feeling like a mall food court on a tuesday at 3pm for 250 nights a year.
